Security Deposit

A security deposit (usually equivalent to one month’s rent) is collected on all rental units at or before the time of lease signing. This deposit is held in a non-interest-bearing trust account for the entire tenancy, to ensure that the premises are left clean and undamaged at tenant move-out. Upon tenant move-out, it may be spent as needed by the landlord to clean the premises and repair damages if necessary. It is never used to cover rent due.
